One thing that always confuses me when talking to construction companies is the timeline. Some firms promise very fast completion while others give much longer estimates for similar projects. From your experience, how accurate are these timelines in reality? What usually causes delays in commercial construction projects? Is it mostly permits, materials, or project management? I would like to understand how people here evaluate whether a timeline proposal from a construction company is realistic or overly optimistic.

Timelines are honestly a coin flip in this industry. In my experience, the biggest delays always come down to supply chain hiccups or waiting on local inspectors who are backed up for weeks. I usually look at dodge findings to see how regional labor shortages are affecting current builds before I trust a contractor's word. If a quote seems too fast compared to everyone else, they are probably just trying to win the bid and will "find" excuses later.
