Is it worth updating siding if we’re selling next year?

We’re thinking of selling our home in Wayland next year, but the siding is showing its age—peeling paint, cracks, and sun fading. It still keeps the weather out, but it definitely looks tired. Some agents say replacing it could raise the value, others say just price the house lower and let the buyers handle it. I’m leaning toward fixing it, but only if there’s a real return on that investment. Anyone been through this?

We actually sold our house last spring, and siding was one of the first things buyers commented on. Ours wasn’t terrible, but it wasn’t great either. We ended up replacing just the front and sides—the parts most visible from the street. That compromise worked really well. We got more showings, better offers, and didn’t need to sink money into the whole exterior. But it depends on how bad it is and how competitive your market is.

We were in a similar debate when preparing our home for market last fall. We weren’t sure whether to replace the siding or just touch it up, but we wanted to make a smart move without overspending. I started comparing contractors online and came across siding in Wayland, and what stood out was how many of their projects were from real homes in our area. I reached out and they didn’t try to oversell us—they gave realistic options, including partial replacement or repainting, depending on condition. After we went ahead with it, our house looked fresh, modern, and we ended up selling faster than expected. The feedback from buyers was that the siding made the house feel cared for, which helped them trust everything else inside too.
